Your new home was built with care and professional integrity by a builder accredited under the Association provinciale des constructeurs d'habitations du Québec's (APCHQ) Garantie des maisons neuves (GMN). This gives you a 5-year guarantee protection against defects in design, construction and workmanship, including defects due to the unfavourable nature of the ground.

The la + 5 de l'APCHQ is transferable, and is the warranty that provides the longest protection for the most important investment of your life. Your home's structural integrity and stability are covered, which in turn increases its resale value. According to the latest industry data, the average owner of a newly built home sells within 7 years, so transferability of the la + 5 de l'APCHQ warranty provides particularly attractive added value.


Which buildings can benefit from the la + 5 de l'APCHQ?
Single-family detached homes, semi-detached and row houses as well as multi-family dwellings (duplexes through quintuplexes) are covered by the la + 5 de l'APCHQ warranty as long as they are used mainly for residential purposes and not subject to laws governing divided co-ownership.*

*Condominiums (co-ownership properties) are not eligible for the la + 5 de l'APCHQ warranty.

To get the la + 5 de l'APCHQ protection for your newly built home, send us the coverage application no later than 2 years after the date of acceptance of your new home.

What does the la + 5 de l'APCHQ warranty cover?

Structural bracing (1)
Insufficient number or anchorage, or incorrect dimensioning of elements that must resist wind or seismic forces.

 
Basement concrete slab (2)
Multiple cracks, indicating a slab that is of insufficient thickness, poorly supported or sitting unevenly on the subsoil, rendering the surface unusable.

 
Roof trusses (3)
Elements collapsed, shifted or twisted under loads beyond capacity. Components poorly assembled.

 
Lintels and beams (4)
Structural insufficiency of lintels or beams above window and door openings resulting in exaggerated deflection and difficulty opening doors and windows.

 
Foundation walls and balcony supports (5)
Lateral shifting of walls, or major structural cracks in walls or foundations caused by lateral movements of surrounding soil.

Structural insufficiency of poured concrete.

Foundations damaged by frost heave: ice accumulating in the ground pushes concrete walls upward and causes them to crack.

Progressive deterioration of the structural characteristics of the foundation concrete caused by aggregates that expand and contract under water action. The concrete cracks in multiple, roughly diamond-shaped pieces and loses its structural qualities.

 
Load-bearing walls and structural columns (6)
Elements warped under loads beyond their structural capacity.

Missing or improperly aligned structural elements (columns and beams) designed to transmit loads to the ground.

 
Floors (7)
Joists and floor beams collapsed or deflected beyond allowable limits. These elements may also have twisted under loads beyond their structural capacity.

 
Footings (8)
Incorrect dimensioning of or insufficient reinforcements of the footing, which must transmit loads to the ground. This situation can result in settling of the footing and of the structural elements above it.

 
Ground issues (9)
Bearing capacity of soil insufficient for loads applied, leading to settling of the foundations and the home.

Differences in the bearing capacity of different soil compositions under the building; e.g., part of the foundations lie on rock, while other parts are on clay. Differential settling can then result.
