Congratulations! You’ve bought a home protected by the APCHQ’s GMN. As of January 1st, 1999, pursuant to government decree, all new residential buildings constructed in Québec must be covered by a guarantee plan overseen by the Régie du bâtiment du Québec (RBQ). The Association provinciale des constructeurs d’habitation du Québec’s (APCHQ) Garantie des maisons neuves (GMN)* is a private administrator of this mandatory New Home Guarantee Plan. The APCHQ’s GMN provides a warranty covering certain legal and contractual obligations of the building contractor pursuant to the Québec Regulation Respecting the Guarantee Plan for New Residential Buildings. Documents to fill out and keep in a safe place Under the Regulation, your contractor, who is accredited by the APCHQ’s GMN, is legally bound to register as well as deliver your new home. For these two key processes, you will be asked to complete the following steps: Jointly with your contractor, complete the APCHQ’s GMN Preliminary Contract or Contract of Enterprise as well as the Guarantee Contract - Building Not Held Under Divided Co-Ownership. If it has not already been done, your contractor will register your building with the APCHQ’s GMN as soon as the contract is signed; it will then send you the Certificate of Registration of a Building within a month’s time. Sign the form entitled Certificate on Account as soon as you have paid an instalment toward the purchase or construction of your home. Upon delivery of your home, you must declare acceptance of the building by completing the Pre-Acceptance Inspection Form, which lists the elements to be verified at the time of the building pre-acceptance inspection. Each building must be inspected before acceptance. Sign the Declaration of Performance of Work, but only once your contractor has completed the final work indicated in the Pre-Acceptance Inspection Form, unless no such final work was indicated. Mare sure you keep copies of all these documents in a safe place. Be well informed! As the beneficiary of the New Home Guarantee Plan, it’s your duty to be well informed! To that end, we remind you that it is important to carefully read the brochure that explains the Regulation published by the Régie du bâtiment du Québec (RBQ). The APCHQ’s GMN will send you a copy of the brochure along with your Certificate of Registration of a Building. It explains the terms and conditions of the guarantee plan in detail, as well as what you must do at each key step in the process of purchasing your new home. The Owner’s Guide Making sure your new home remains safe and comfortable Doors to windows, floors to ceilings, foundations to roofing... your home is an interconnected system, almost like a living, breathing organism. The Owner’s Guide is an invaluable reference guide produced by the APCHQ’s GMN. It contains a detailed list of the care and maintenance work your home will require, along with how-to explanations and a description of the adjustments you should expect. *The Garantie des bâtiments résidentiels neufs de l’APCHQ inc., known by the name La Garantie des maisons neuves de l’APCHQ, is a plan administrator duly authorized by the Régie du bâtiment du Québec.
